Welcome to our hub for Station Approach – a place where we will keep you updated on project progress and capture your ideas for the future of this part of our beautiful city.

Winchester City Council is currently exploring regeneration opportunities for the area known as Station Approach.  Using the agreed development principles, we aim to create a viable, local and community driven concept masterplan, that will guide the development of the area.

Environmental, economic, and social wellbeing all lie at the heart of what we want to create. This is an opportunity to explore transforming a key gateway to Winchester and protecting what makes the city special. With your help we’re keen to deliver a scheme based on the four Development Principles already consulted on:

  • An connected, sustainable development,
  • High quality design, positive placemaking,
  • Development for Winchester’s future,
  • Co-creating with residents, businesses and stakeholders.

Using these principles, we need our community to help us to shape the concept masterplan.

  • Initial consultation on vision
  • Capacity study informed by feedback and technical input

  • Feedback to community on consultation and capacity study findings
  • Create Strategic Outline Case

Autumn/Winter 2023

  • Procure concept masterplan team

Spring/Summer/Autumn 2024

  • Community and stakeholder engagement on concept masterplan

Winter 2024/25

  • Submit concept masterplan to Cabinet for endorsement
  • Cabinet decision on development of Outline Business Case for phase 1 of concept masterplan

2025

  • Development of Outline Business Case
  • Cabinet review of OBC and decision on preferred option

2026 onwards

  • Development of Full Business Case and delivery options
